Project Description
The Southern Manufacturing Company, located in the Historic Boulevard District of Athens, borders the north side of the Seaboard Airline Railway and has served Athens since 1900. The project, now known as Millworks, consists of five buildings on 18 acres. These existing 5 buildings are actively failing and are currently on the brink of irreversible deterioration.
The intent of this project is to rehabilitate the site and buildings to create a mixed-use development with a potential for commercial/office space and workforce residential housing. This is a Planned Development project with an approved 152 bedrooms in the first phase. W&A Engineering’s design approach is to utilize as much of the existing infrastructure as possible including the original paved parking surfaces. This sustainable redevelopment solution will yield benefits such as minimal changes in the post-development stormwater flows, limited site disturbance, and the conservation of most of the existing tree canopy.
